Performed snaking to shower drain and pulled out hair as well as chunks of deglazing of bathtub. Turned shower and and everything was draining. While running water I noticed a few concerns. Issue 1. One being that the diverter to divert water between bathtub spout and shower head was not working properly and still allowing a large flow come out of tub spout as well as water coming out of shower head. This could also be contributing to the slow draining. The amount of flow and volume of water coming out of both tub spout and shower head at the same time is to much water for the 1.5” drain to handle leading to the drains slowly backing backing up after several minutes of the water being ran. Recommended replacing shower valve stem for diverter in order to address this issue Issue 2. When running cable snake I pulled out debris but was unable to pass cable past P trap of bathtub. Looked for cleanout, there was no cleanout available. Pulled toilet and attempted to clear clog through toilet. Unable to clear, ran camera down roof vent and found several baby wipes, snaked through the vent about 30ft and ran camera again, everything was clear. Recommend installing a cleanout for future issues.
Tenants handle on hot side is not shutting off all the way. Needs new shower cartridge. Returned and replaced cartridge and rubber gasket and spring. Ran hot water and everything was working properly

Performed camera inspection via cleanouts on either side of the building that their maintenance guy wanted me to inspect. Ran camera from beginning of system all the way to city sewer. Didn’t see any issues with the main. Maintenance mentioned that they kept getting clogs in the 3” cast iron under the building. Recommended that if he continues to have issues to perform hydrojetting to clean up the inside of the cast iron.
Customer has a clogged bathtub that was not draining. Attempted to snake drain via over flow but was unable to get through P trap to clear the clog. Noticed there was an access panel for the waste and overlfow in the closet. Removed overflow riser and snaked down and was able to pull out hair but was still unable to get past P trap. Ran water for several minutes and everything was draining. Once I removed access panel I noticed there was water in basin under bathtub, it appears the drain connected to the bath tub is leaking and there is some corrosion and cracks in bathtub right where drain is connected. I highly recommend replacement of waste and overflow to fix the leaking drain. Once drain is removed I will be able to inspect the condition of the bathtub drain hole and hopefully replacing the drain cover will cover the corrosion. If not there is a possibility that customer may need to replace bathtub.
Tenant complained of slow draining bathtub and kitchen sink. Snaked drain via overflow of bathtub to clear clog. Ran water in both kitchen sink and bathtub for several minutes and everything was draining properly. Ended up not needing to snake drain fit kitchen sink
Customers old cartridge was leaking and screw for handle was stripped. Replaced Moen 1225 cartridge and installed new handle. Ran water and everything was working properly. If customer continues to have issue with shower I recommended replacement of shower valve
Upon arrival customer first notified of a possible leak in the backyard. After inspecting the small gathering of water. I believe that there is no leak but water gathering there because there is a small dip in the brick layout. I also noticed that the tenant backyard is on a slope, so backyard lawn water from the neighbor behind could be draining towards the tenants backyard. Or water could be coming from the drip lines nearby but I noticed that the irrigation valves for the back were taken out. I also noticed that the irrigation main shut off valve was turned off. Could possibly be stagnant water from the rain we’ve been having. I also checked the water meter and did not also see any signs of a leak. I told the neighbor to continue to keep an eye on it and if seems to get worse to give us a call. The tenant also let me know about the the shower in the master bedroom occasionally dropping pressure when showering. I ran test to figure out what was causing the pressure to drop, but did
Customers waste and overflow is leaking down into units ceiling below them. Recommended replacement of waste and overflow as well as P trap in order to remove clog as well as fixing the leak Performed repair to waste over flow by opening ceiling of unit A in order to gain access to drains for the bathtub of unit C. Removed old waste and overflow as well as galvanized P trap. Installed new P trap and waste and overflow. Ran water for several minutes and everything was draining properly with no leaks
Snaked customers tub drain and pulled back large amounts of hair. Could not get snake past approximately 3’ before hitting an obstruction in drain that I could not get passed. Opened access panel behind tub and inspect drains and noticed customers waste and overflow was leaking. Highly recommend replacing water and overlfow as well as old P trap.
Replaced customers fill valve for hallway toilet as well as angle stop and supply line. After removing old angle stop I noticed that customer had large amounts of debris and build up in water lines which is most likely the result of the original fill valve failing. Explained to customer that there is a chance that this could be an ongoing issue util galvanized water lines are replaced
Snaked customers shower drain. Found a bunch of hair and after running water the shower is draining well. Recommend that customer always uses strainer while showering.
Performed inspection of customers plumbing. Ran water on all fixtures to make sure they had hot and cold water and where working properly inspected under sinks for leaks and inspected water heater everything appeared to be in good working order. Only issues I noticed was the hot handle for the Roman tub valve would leak from base when turned on all the way. And the down stairs toilet had a kink in the supply line. Recommended replacing cartridge for Roman tub valve as well as replacing supply line for the downstairs toilet.
Customer has burst water line causing water damage to several rooms and carpet. Recommended performing proper mitigation in order to prevent mold growth
